INFORMATION FOR DEVELOPER: <br />The following information is provided for the developer's benefit. These are not SEPA <br />conditions. All requirements are preliminary in nature, and are based upon the preliminary site <br />plan and the ordinances in effect at time of submittal for SEPA review. The propoaal muat <br />comply with all ordinances in eHect at the time a complete building perm;t application is <br />filed, including those not specifically set forth herein. (Exception: For vesting under the <br />Zoning Code, please refer to Section 44 of the Zoning Code). Contact tlie Planning <br />Cepartment for information regarding appeals processes for the requirements listed in this <br />document. <br />Detailed drawings in accordance with City Design and Construction Standards shall be <br />submitted to the Public Works Department showing site parking layout, landscaping, <br />utilities, storm drainage, temporary construction erosion control, and all required <br />improvements in the public right-of-way. Public Works Department approval of these <br />drawings is required prior to any pertnits being issued. All improvements shall be <br />completed, approved, and warranted before Occupancy permits are issued. <br />2. 30 feet of right-of-way is to be dedicated to the City for street purposes for 104th Street <br />S.W. per Ordinance 555-78 as amended. <br />3. Interim street improvements are required to 104th Street S.W. including, but not limited <br />to, curb, gutter, sidewalk, street widening, transitions and drainage control per City <br />standards per Ardinance 555-78 as amended. Any unused portions of the 104th Street <br />right-of-way may be incorporated into the wetland mitigation proposal dated January 4, <br />'1996. <br />4. Special charges for connection to the sewer and water systems in accordance with <br />Ordinance 1998-94 and subsequent revisions are applicable. These charges are based <br />on projected water usage and can be substantial. The Applicant is encouraged to obtain <br />a copy of the ordinance and determine estimated charges prior to building permit <br />application. The actual charges shall be computed by the Public Works Department per <br />the ordinance in effect at the time of building permit issuance. <br />5. This project must comply with the current City of Everett Building Code and �prinkler <br />Ordinance. <br />6. Stormwater detention/retention, quality protection, and treatment requirements for this <br />project shall be those requirements in effect at the time of application for Public Works <br />permits. Stormwater treatment is currently required when 10,000 square feet of <br />pavement is created by a project and three options for storm�vater treatment are <br />presented in the current City standards. The least preferred option is allowed only if the <br />first two options are infeasible in the opinion of the Public Works Department. The <br />options for stormwater quality enhancement are, in urder of preference: <br />1) An infiltration basin designed and constructed according to city standards. <br />2) A wetpond designed and constructed to city standards. <br />3) A baffle-type oil/water separator followed by a vegetated swale, both designed <br />a�d constructed according to city standards. <br />
