7. The presence of a high groundwater table an wetlands on and adjacent to this site
indicate that the soils and site conditions are probably not suitable for an infiltration
basin. In an infiltration basin is no feasible, a wetpond will be requireu.
8. In general, no stormwater facilities, with the exception of necessary discharge systems,
may be located inside wetland or stream buffer areas.
9. On-site detention of stormwater runoff is required per ity standards.
10. Treatment of stormwater runoff from paved areas must occur, per city standards, prior
to discharge of the stormwater from the site or :o a stream or wetland.
11. Landscaping will be required for surface ponds and basins to provide screening and an
aestheticaliy pleasing appearance. A landscape plan rrust be submitted and approved
during plan review. Landscaping shall be provided outside of the I:;gh water mark and
may be required to be included in a separate tract under common ownership.
Installation of the landscaping per the approved plan is required before final approval.
The city may require formation of a Homeowner's Association to maintain all landscape
areas.
12. Discharge of water to wetlands should mimic naiural discharges as much as is feasible.
Point source discharges should not be created where they do not naturally occur.
Techniques that result in dispersed discharge, such as dispersion trenches or buried
pertorated pipe located at wetland buffer edges, can be used to mimic naturally
occurring sheet flow into wetlands.
13. Natural wetlands may not be used to meet detention requirements for stormwater. In
addition, stormwater detention is generally not allowed in wetlands created for
mitigation. However, with certain types of mitigation wetlands, a restricted outlet and
fluctuating water table is desired and designed feature of the wetland. Detention of
clean or treate8 stormwater runoff may be permissible under these circumstances.
Treatment of stormwater runoff is not allowed in either natural or created wetlands.
14. Approximately 3,500 GPM of water flow is available at this site at 20 psi residual
pressure.
15. Any broken or damaged sidewalks shall be replaced pr the City Public Works Inspector.
16. City streets are to be kept clear of dirt and debris at all times during the construction.
Dust suppression and street cleaning must occur as directed by the Public Works
Inspector.
57, Permits must be obtained for all fill removed from the site and placed within the City
Limits.
18. A one-year warranty is required on the public improvements for an amount not less than
10% of the cost of constrction and shall run for one year from the date of issuance of
the first Occupancy Permit for the project.
19. On-site watermain will be staked within an easement to the City. The easement must
be submitted to the City prior to the issuance of permits.
20. As-builts of storm sewer, sanitary sewer, and water systems must be submitted per City
Design and Construction Standards and Specifications.
