Prior to any Event of Default hereunder,Borrower shall <br /> have a license to, and shal;,callect and receive all Rents of the Property as trustee for the <br /> benefit of Lender and Borrower,apply the Rents so collected first to the paytnent of taxes, <br /> assessments and other charges on the Property prior to delinquency, second to the cost of <br /> insurance,maintenance and repairs rcquired by the terms of this Decd of Trust,third to the <br /> costs of discharging any obligetion or liability of Borrower under the Leases, and fourth to <br /> t�e Secured Obligations,with the ba]ance,if any,to the account of Boaower provided there <br /> is no Event of Default. Upon delivery of written notice by Lender to Borrower of an Event <br /> of Default hercunder and stating that Lender exercises its rights to the Rents, and without the <br /> necessity of Lender entering upon and taking and maintaini;�g ��Il contro] of the Property in <br /> person,by agent or by a court-appointed receiver,Lender�hall immediately be entitled to <br /> possessi�n of all Rents from the PropeRy as the same become due and payabie, including <br /> without limitation Renis lhen due and unpaid,2nd all such Rents shall immediately upon <br /> delive;y of such notice be hcld by Borrower as trustee for the benefit of Lender only.
