� � <br /> INFORMA'TION FOR DEVELOPER: <br /> The following information is provided for the developer's beneftt. These are not SEPA conditions but are <br /> associated with other laws or requirements. All requirements are preliminary in nature, and are based <br /> upon the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The <br /> proposal must comply with all ordinances in effect at the time a complete building permit application <br /> is filed, including those not specitically set forth herein. (Exception: For vestinp under the Zoning <br /> Code, please refer to Section 15.20110 of the Everett Municipal Code). Contact the Planning Departmen[ <br /> for information regarding appeals processes for the requirements listed in this document. <br /> 1. A Public Works Permit is required for this project. De[ailed drawings in accordance with City <br /> Design and Construction Standards shall be submitted to the Pub'.ic Works Department, showing <br /> site parking layout, landscaping, utilities, storm drainage, temporary construction erosion control, <br /> and all required improvements in the p�blic right-of-way. Public Works Department approval of <br /> these drawings is required prior to any permits being issued. All improvements shall be <br /> completed, approved and warranted before che Occupancy Permit is issued. <br /> 2. Full stanJard half strcet improvements are required to Olivia Park Road and 105�' Street SW <br /> including but not limited to curb, gutter, sidewalks, street widening and drainage control per City <br /> Design Standards. The stree[ width must be 14' from centerline north of tlie new driveway than <br /> 18' from centerline south of the drive�vay. <br /> 3. Parking must be per City Zoning Code and Ciry Design and Construction Standards for <br /> Development. The number of parking spaces sl�own on the site plan appears to meet City Zoning <br /> Code Standards. Within the context of this proposal there are <br /> 4. Right-of-way is to be dedicated to the City for street purposes on the proposals Olivia Park Road <br /> and 105�' Street S.W. frontage. <br /> 5. This project must comply with the current Ciry of Everett Building Code and Sprinkler Ordinance. <br /> 6. Special charges for connection to the sewer and water sys[ems in accordance with Ordinance 1998- <br /> 94 and subsequent revision are applicable. These cl�arges are based on projected water usage and <br /> can be substantial. Applicant is encouraged to obtain a copy of the Ordinance and determine <br /> estimated charges prior to building permi[ application. Tl�e actual charges shall be computed by <br /> the Public Works Department per the ordinance in effect at the time and according to the <br /> information on the approved plans at the time of building permit issuance. <br /> 7. A fire hydrar,t is required within 200 driving feet but not closer than 50 feet of every structure. <br /> 8. City streets are to be kept clear of dirt and debris at all times during construction. Dust <br /> suppression and street cleaning must occur as directed by the Public Works Inspector. <br /> 9. A one-year warranty is required on tl�e public improvement for an amount not less than 10� of <br /> the cost of construction and shall run for one year from the date o:final approval/issuance of the <br /> first Occupancy Permit. <br /> /!/ <br />
