� �� <br /> � <br /> 10. On-site water main will be staked within an easement to the City. The easement w�ill be submitted <br /> to the City prior to issuance of permits. <br /> 11. As-buiits of storm sewer, sanitary sewer and water systems will be required to be submitted per <br /> City Design and Construction Standards and Specifications for Development. <br /> 12. Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works Inspector. <br /> 13. Walkways must be provided from the public street to the building entrance. <br /> 14. DetEntion of storm water runoff from this project will occur in the regional storm wzter control <br /> facility located at 108'� Street and Evergreen Way. <br /> 15. Treatmen! of storm water runoff will occur in a previously constructed wetpond that was sized to <br /> receive the runoff from tl�is current project. <br /> 16. All chemicals or products of a hazardous or toxic nature that may be used or stored on the site <br /> must be stored under cover and isolated from the storm draii�age system. <br /> 17. Washing of vehicles and/or equipmen[ on this site must comply with Section 4-2.23 of the City's <br /> Stormwater Management rlanual. <br /> 18. The applicant's previous project to the south of this site may have impeded the drainage from Olivia <br /> Pazk Road and 105`h Strcet SE. As part of iliis project, analysis of the existing drainage system will <br /> be.required. If a portion of the existing storm drainage system to the south and west of this project <br /> site is undersized, it must be upgraded as part of this project, or a parallel storm drain must be <br /> installed on this project in a location that will provide additional capacity for the drainage from lOSth <br /> Street SE and Olivia Park Road. <br /> 19. All storm drains in the project must be stenciled with a message similar to "Dump no waste, <br /> drains to stream." This message is typically spray-painted onto the ground adjacent ro the calch <br /> basin with the use of a stencil. The stenciling needs to be repeated, approximately annually, when <br /> the paint wears off. The developer/owner may either perform the s[encilin�, or give permission <br /> for volunteer groups to enter on[o the property and perform Lhe stenciling. <br /> 20. A pedestrian circulation system for the site must be approved by the Planning Director aud Traffic <br /> Engineer prior to [he issuance of any building permits. Walkways must allow pedestrians and <br /> wheelchairs to gain easy access from sidewalks and bus stops [o building entrances throuoh the use <br /> of paths which are physically separated from vehicle traffic and maneuvering areas. (See the city's <br /> Design and Construction Standards and Specifications Manual and Section 39.165 of the Zoning <br /> Code.) <br /> 21. Placement and screening of refuse disposal areas must be provided per Sec[ion 39.080 of the <br /> Zonin� Code as follo�vs: <br /> /�� <br />
