Garbage reccptacles, d�mpsters, and recycle bins shap be provided in all multiple family, <br /> commercial, industrial, and institutional developments and shall not be located in a requiced <br /> front yard setback area, or street side setback area for corner lots. Where an alley abu[s a <br /> lot, the garbage receptacles, dumpster, or recycle bin shall be located adjacent to the alley. <br /> b. All garbage d�mpsters and recyde bins must be screened from view from the street and <br /> from adjacent properties. This screening may be done using dense vegetation or by placing <br /> the dumpster or recycle bin in a structoral enclosure. <br /> c. For specifics on design of refuse and recycling facilities, contact Rubatino Refuse Removal, <br /> Inc. at 259-0044 for areas generally north of 112th Street. For areas east of I-5 from Valley <br /> Vie�v south, contact Waste Management Northwest, Inc. at 337-1197. <br /> 22. Any rockeries or retaining walls proposed in required setback areas must be in conformance with <br /> Section 39.150 of the Zoning Code. <br /> 23. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of the <br /> Zoning Code. <br /> 24. Building setbacks must be a minimum of 10 fect front from all street frontages. Building height <br /> shall be a maximum of 50 feet. <br /> 25. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this must <br /> include the following: <br /> a. A landscape strip a minimum of 10 feet wide must be provided area along the street <br /> fraitages, except for the drive;vay. This area shall be planted with Type III landscaping, <br /> except as required for site distance, consistent with Mitigation Item#2. Street trees are <br /> required at one tree per 30 feet of frontage. North of the driveway, street trees must be <br /> pruned to a height of 6 feet to allow for adequate site distance from the driveway. <br /> b. Prior to issuance of any permits, landscaping plans must be reviewed and approved by the <br /> Planning Department per Section 35.100 of the Zoning Code. The landscaping plan must <br /> show location and dimensions of required vegetated swales, wetponds, detention ponds, <br /> rockeries and retaining walls, and grading at 2-foot intervals. Irrigation systems must be <br /> provided in all landscaped areas per Section 35.130 of the Zoning Code. A 2 year <br /> maintenancc assurance device must be provided for the landscaping per Section 35.130B of <br /> the Zoning Code. <br /> 26. Access - O.K. as shown on the site plan reviewed. <br /> 27. When access to or within a stnicture or an azea is unduly difficult because of secured openings or <br /> where immediate access is necessary for life saving or fire-fighting purposes, the Fire DepaKment <br /> may recommend or reyuire a key box to Ue installed in an accessible location. r1 rapid entry system <br /> may also be desirable in order to avoid unnecessary damage while making entry to any building <br /> during an cmcrgency situation. <br /> �G <br /> � <br />
