INFORMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefi�. These are not SEPA <br /> conditions. AU requirements are preliminary in nature, and are based upon the preliminary <br /> site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br /> must comply with all ordinances in effect at the time a complete building permit <br /> application is filed, incfuding those not specifically set forth herein. (Exception: For <br /> vesting under the Zoning Code, please refer to Section 44 of the Zoning Code). Contact the <br /> Planning Depann.ent for �nfo .�ation regarding appeals processes for the requiremenu listed in <br /> this docume�t. <br /> 1. A Public Works permit is required for this project. Detailed drawings in accordance <br /> with ('ity Design and Construction Standards shall be submitted to the Public Works <br /> Department showing site parking layout, landscaping, utilities, storm drainage, <br /> temporary construction eros�on control, and all required improvements in the public <br /> right-of-way. Public Works Department approval of these drawings is required prior <br /> to any permits being issued. All improvements shall be completed, approved, and <br /> warranted before Occupancy permits are issued. <br /> 2. On-site detention of storniwater runoff is required per city standards. The existing site <br /> drains to Swamp Creek. If the new site area is in the same sub-drainage basin, then <br /> payment to drainage fund k340 will be allowed instead of providing on-site detention. <br /> 3. Treatment of stormwater runoff from paved areas must occur, per City Standards, prior <br /> to discharge of the stormwater from the site or to a stream or wetland. Stormwater <br /> treatment is currently required when 5,000 square feet of pavement is created by a <br /> project. The preferred options for stormwater treatment are: <br /> (1) an infiltration basin, if suitable soils exist on the site; <br /> (2) a wetpond; or <br /> (3) a constructed wetland. <br /> 4 All stormwa[er facilities must be designed in accordance wiQ�6:ity standards. If none <br /> of the above stormwater treatment options is feasible, in the opiniaFr.nf.the City's <br /> Public Works Department, a biofiltration swale (designed and constructecY:in <br /> accordance with City standards) will be required to treat stormwater runoff. <br /> 5. An oil/water separator may be required for the runoff from portions of the new site <br /> area, in accordance with City standards. If the runoff from the area may have <br /> relatively high concentrations of oil (such as runoff from areas where used cars are <br /> parked or stored while awaiting service) <br /> 6. Source co�tn��l�measures must be implemenred on the entire site in accordance with <br /> City standards. This requirement will mostly apply to implementing measures to <br /> prevent any used autamobile prodects stored on the site from entering the storm drain <br /> system (if necessary). Also. if the applicant wishes to wash cars with soap on the site, <br /> a wash area should be constn�cted at this time. The discharge of soapy wash water to <br /> the storm drain system is a viol��icx►of City and State codes. <br /> 7. City streets and alleys are to be kept clear of dirt and debris at all times during <br /> construction. Dust suppression ar�d street cleaning must occur as directed by the Public <br /> Works Inspector. <br /> 3 <br />
