Mukilteo, WA 98275 Sei�'�es Re: Joseph Pignataro Building Permit Application Plan Check No. B 61153 10633 Evergreen Way Dear Mr. Dreis: I've reviewed the plans submitted for building permits for the proposed retail building at 10663 Evergreen Way and have the following comments: 1. Condition 5 of the MDNS issued for [he proposal (SEPA �/66-98) states that [he proposed building shall not be constructed over existing easements. The previously approved binding site plan (BSP H9-96) must be revised and amended to show the proposed relocation of existing easements. The site plan has been mociified to move the building away from the storm and sanitary easement. However, it is still located on top of a drainage easement shown on the recorded BSP. The BSP must be revised to relocate the drainage easement. The revision must be approved and recorded prior to issuance of Building Permits. 2. A landscape plan must be submitted for review and approval prior to issuance of any permits. The landscape plan must show compliance with Condition 3 of the MDNS and with ihe landscaping requirements of the Zoning Code. Section 35.100 of the Zoning Code shows the information that must be included on the landscape plan. Alternatively, a landscape modification request consistent with EMC 35.070 , which provides equal or superior landscape treatment may be approved the Planning Director. Landscape modification annlications are available upon request. ' 3. Condition 4 of the MDNS requires that the wedand mitigation be provided in compliance with the approved Final Wetland Mitigation Plan dated May 29, 1996.
