Condition 5 of the MDNS issued for [he proposal (SEPA �/66-98) states that [he <br /> proposed building shall not be constructed over existing easements. The previously <br /> approved binding site plan (BSP H9-96) must be revised and amended to show the <br /> proposed relocation of existing easements. <br /> The site plan has been mociified to move the building away from the storm and sanitary <br /> easement. However, it is still located on top of a drainage easement shown on the <br /> recorded BSP. The BSP must be revised to relocate the drainage easement. The <br /> revision must be approved and recorded prior to issuance of Building Permits. <br /> 2. A landscape plan must be submitted for review and approval prior to issuance of any <br /> permits. The landscape plan must show compliance with Condition 3 of the MDNS and <br /> with ihe landscaping requirements of the Zoning Code. Section 35.100 of the Zoning <br /> Code shows the information that must be included on the landscape plan. <br /> Alternatively, a landscape modification request consistent with EMC 35.070 , which <br /> provides equal or superior landscape treatment may be approved the Planning Director. <br /> Landscape modification annlications are available upon request. ' <br /> 3. Condition 4 of the MDNS requires that the wedand mitigation be provided in <br /> compliance with the approved Final Wetland Mitigation Plan dated May 29, 1996. <br /> The wetland mitigation must be completed prior to issuance of any permits for the <br /> CITY OF EVERETT <br /> 2930 Wetmore Avenue, Suite 8-A•Everett, WA 98201 •(425)257-8731 • Faa(425) 257•8742 <br />
