The Zoning Code requires that a landscape <br /> strip a minimum of 10 feet wide be provided along the s�reet frontage. Type III landscaping <br /> must be provided in this area, including trees spaced at intervals no greater than 30 feet on <br /> center, shrubs and groundcover. Lawn may be used for up to 75% of the required <br /> groundcover. <br /> Section 35.070 of the Zoning Code allows the Planning Director to authorize a reduced width <br /> of planting or waive some or all of the landscaping requirements when one or more specific <br /> conditions are met, including the following: When the applicant proposes an alternative <br /> method of[andscaping that would achieve the intent and purpose of the required landscaprng, <br /> and which the director determines to provide superior qualiry through the use of native <br /> vegetation existing on site, preservation of groves of trees, preservation of wetlands and/or <br /> wildlife habitat, increasing perimeter landscape width in strategic locations, providing unique <br /> focal points of interest, or through other means. <br /> Evergreen Way has been designated in the Comprehensive Plan as a "gateway corridor" to the <br /> City of Everett.
