Only 7 feet of <br /> itdscaping is proposed along the fron[age, rather than the 10 feet required by the Zoning <br /> Code. However, the applicant would provide apnroximately 35% of the area in shrubs and <br /> groundcover, rather than the 2590 required by the code. The remaining landscape area will be <br /> ptanted with grass. Shn�b groupings and wider planting areas will be provided at the driveway <br /> entrance ro ttie s�te. These areas will merge with landscape strips along both sides of the <br /> driveway entrance to the site. In addition, shrub groupings will be provided in the frontage <br /> landscape areas at the north and south ends of the development. Street trees will also be <br /> provided at 30 feet on center. <br /> Conc{usions: The frontage landscaping proposed by the applicant achieves the intent and <br /> purpose of the required landscaping and the Comprehensive Plan "gateway corcidor" policies. <br /> The proposal will provide superior quality through providing more intense landscaping at <br /> focal points adjacent to the driveway and the north and south portions of the site. <br /> Decision: The Ciry of Everett Planning Director hereby GRANTS approval of the request to <br /> allow a modification of tandscape requirements for the auto dealership at 10633 Evergreen <br /> Way.
