The Zoning Code requires that a landscape <br /> strip a minimum of 10 feet wide be provided along the street frontage. Tyne TII landscaping <br /> must be provided in this area, including trees spaced at intervals no greater than 30 feet on <br /> center, shrubs and groLndcover. Lawn may be used for up to 75% of the required <br /> groundcover. <br /> Section 35.070 of the Zoning Code allows the Planning Director to authorize a reduced width <br /> of planting or waive some or all of the landscaping requirements when one or more specific <br /> conditions are met, including the following: When the applicant proposes an a[ternative <br /> method of landscaping that would achieve the intent and purpo.se of the required landscaping, <br /> and which the director determines to provide superiar quality through the use of native <br /> vegetation eristing on site, preservation of groves of trees, preservation of wetlands and/or <br /> wildlife habitat, increasing perimeter landscape width in strategic focations, providing unique � <br /> focal points of interest, vr througlt otl:er means. `�; <br /> ::G, <br /> Evergreen Way has been designated in the Comprehensive Plan as a "gxteway corridor" to the � <br /> Ciry of Everett.
