Dreis
April 19, 1999
Page 2
' `'i `;i1 '': CI ',! , i
'erdposl tnclUdes con$truction of an auto dealership on Evergreen Way. nly 7 feet of
ladscaping is proposed along the frontage, rither than the 10 feet required b, _he Zoning
Code. Hovrever; the applicant would providc: aoproximately 35% of the area in shrubs and
groundcover, rather than the 25% required by e code. The remaining landscape area will be
plantrwith grass. Shrub groupings and wider planting areas will be provied at the driveway
enrrancrto tFie site. "fhese areas will merge with landscape strips along both sides of the
driveway entrattice to the site. In addition, slrub groupings will be provided in the frontage
landscape areas at the noRh and sou[h ends of the development. Street trees will also be
provided at 30 feet on center.
Conclusions: The frontage landscaping proposed by the applicant achieves the intent and
purpose of the required landscaping and the Comprehensive Plan "gateway corridor" policies.
The proposal will provide superior quality through providing more intense landscaping at
focal points adjacent tr. the driveway and the north and south portions of the site.
Decision: The Ciry of Everett Planning Director hereby GRANTS approval of the request to
allow a modification of landscape requirements for the auto dealership at 10633 Evergreen
Way. The Evergreen Way frontage landscaing may be reduced to 7 feet in width.
Landscaping must be providel per the attaci►ed landscape plan (Landscape Plan for Pignataro,
Sheet No. Ll, Revision Dated 4-8-99).
Paul A.
