Park <br /> The City of Everett Planning Director grants approval of a request by Toshi Owa to place <br /> a 12 space recreational vehicle(r.v.) park on approximately one acre located at 10��25 <br /> Highway 99 South with the following condir,ions: <br /> 1. Detailed drawings in accordance with City Design and Construction Standazds shall <br /> be submitted to the Public Works Department, showing site parldng layout, <br /> landscaping, utilities, storm drainage, temporary construction erosion control, and <br /> all n�uired improvements in the pubiic right-of-way. Public Works Department <br /> approval of these drawings is required prior to any permits being issued. All <br /> improvements shall be completed and approved warranted before the Occupancy <br /> Permit is issued/final approval is granted. <br /> 2. An electrical permit will be required if any electrical services are to be installed. <br /> 3. This site will initially be served by the Mukilteo Water District. Water and sewer <br /> plans wili need to be approved by the City and the district. <br /> 4. On-site detention of stormwater runoff may be required per City standazds. <br /> Applicant is required to submit the City of Everett drainage calculation form. , <br /> 5. All collected surface water exiting the subject property must be conveyed to the <br /> nearest established, stable drainage course, within the naturally occurring drainage <br /> basin, by pipe or by an approved swale in a manner that will not result in erosion or <br /> flooding. Sufficient downstream information and analysis must be provided to <br /> enable the City to determine that this requirement is being met. Appropriate <br /> easements will be required if conveyance must occur across private property. <br /> 6. A concrete driveway entrance must be installed per City standard ii307 with a 75 <br /> foot asphalt apron as shown on the submitted site plan. <br /> 7. Placement and screening of refuse disposal areas must be provided per Section 39.080 <br /> of the Zoning Code. The dumpster must be outside the five landscape strip. <br /> 8. Landscaping must be provided per Section 35 of the Zoning Code. ,�t a minimurr� tt:is <br /> must include the following: <br /> a. A landscape strip a minimum of five feet wide must be provided along the north, <br /> south, and west property lines except for the driveway. This area shall be planted <br /> with Type III landscapin�. <br />
