ZN <br />f r <br />CAMELOT APARTMENTS <br />LANDSCAPING AND IRRIGATION MAINTENANCE PLAN <br />SCOPE OF WORK <br />Maintenance Contractor shall fiunish all labor, tools and equipment necessary to maintain all <br />trees, shrubs, goundcover, lawn and turf areas in a vigorous growing condition, and to preserve <br />the appearance and good health of all landscaped areas. All hard surfaces shall be swept or blown <br />clean. <br />Maintenance Contractor shall maintain all landscaped areas in accordance with the following <br />specifications and conditions: <br />Irrigation <br />Watering and/or irrigation shall be accomplished on a regular basis with such frequency and <br />quantity as to insure vigorous growth as required by seasonal conditions. Irrigation system shall <br />be adjusted and maintained to insure proper coverage. <br />System shall be winterized via high-pressure evacuation and shutting down each Fall. System <br />shall be started up and mainline charged each Spring. Irrigation heads, electric valves and <br />controller shall be cleaned and adjusted as necessary during the growing season. Contractor shall <br />advise owner or manager of the need for supplemental water in non -irrigated areas. Within the <br />center courtyard, visual inspection of area drains shall be conducted on a regular basis to look for <br />water ponding and clogged drains. Brains shall be immediately cleared of all debris to insure <br />proper drainage. <br />Groundcover / Beds <br />Groundcover and seasonal color bed maintenance shall consist of trimming goundcover around <br />all trees, shrubs, sprinklers, etc. Beds to be weeded and cleaned of leaves and debris on a regular <br />basis to maintain a neat and clean appearance. Seasonal color installations shall be maintained as <br />necessary to ensure neat appearance by removing spent blooms and replacement of dead plants. <br />Shrubs / Trees <br />Pruning, thinning, and trimming of all shrubs and trees shall be accomplished on a regular basis <br />and as seasonal needs dictate to maintain a neat appearance and promote healthy growth. Pruning <br />shall include removal of all suckers, crossed branches, and dead wood. Pruning of trees and <br />shrubs shall be done on a seasonal basis. Rhododendrons shall have spent blossoms removed in a <br />timely manner. Tree pruning to be done in the dormant season. Staking and guying of trees shall <br />be inspected regularly and changed as required to prevent girdling of the tree trunk. Stakes shall <br />be removed on year after installation. <br />01 <br />
