The City is concerned about designing situations with water <br /> either flowing or standing near the base of rockeries and <br /> retaininq walls. A sheet is attached that gives <br /> specifications for situations where rockeries and/or <br /> retaininq walls are adjacent to surface ponds or vegetated <br /> swales. The appropriate detail should be qiven on the <br /> plans. <br /> It is important to leave enouqh horizontal room for <br /> construction of the rockeries. City of Everett inspectors <br /> indicate that 4 feet is typically necessary. The plana need <br /> to show this diatance. <br /> � City standards call for all plans to be prepared with all <br /> utilities, both new and existing, ahown on all sets of <br /> plans. The ��utility of interest" is to be shown heavily <br /> highlighted, with other utilities shown in lighter weight <br /> lines. Other utilities are also to be shown in profile <br /> views wherever crossinqs occur. <br /> All collected surface water exiting the subject property <br /> must be conveyed to the nearest established, stable drainaqe <br /> course by pipe or by an approved swale in a manner that will <br /> not result in erosion or flooding. Sufficient downstream <br /> information and analysis must be provided to enable the City <br /> to determine that this requirement is being met. Private <br /> easements will be required if conveyance must occur across <br /> private property. <br />
