INFORMATION POR DEVELOpffit: <br /> The following information is provided for the developer�s <br /> benefit. All comments are preliminary in nature, and are based <br /> upon the preliminary site plan and the ordinances in effect at <br /> time of submittal for SEPA review. The proposal �ust comply with <br /> all ordinances in effect at the time a complete building permit <br /> application is filed, including those not specifically set forth <br /> herein. (Exception: For vesting under the Zoning Code, please <br /> refer to Section 44 of the Zoning Code) . Contact the Planning <br /> Department for information reqarding appeals processes for the <br /> requirements listed in this document. <br /> 1. Detailed drawings in accordance with City Design and <br /> Construction Standards shall be submitted to the Public <br /> works Department showinq utilities, storm drainage, <br /> temporary construction erosion control, and all required <br /> � improvements in the public right-of-way. Public works <br /> Department approval of these drawings is required prior to <br /> any permits being issued. All improvements shall be <br /> completed and approved warranted before the Occupancy <br /> Permit is issued. <br /> 2. Right of way is to be dedicated to the City for street <br /> purposes for 112th Street S.W. for a lane section per City <br /> Design Standards. <br /> 3 . Full standard half street improvements are required for <br /> 112th Street S.W. per City Design Standards on the full <br /> frontage, including curb, gutter, sidewalk, street widening <br /> and drainage control. <br /> 4. On-site detention of stormwater runoff is required per City <br /> Standards. Natural wetlands or wetlands created for <br /> mitigation may not be used for detention of stormwater. <br /> 5. If greater than 10,000 square feet of paved surface will be <br /> created by this project, water quality enhancement of <br /> stormwater runoff from the paved areas must occur prior to <br /> discharge of the stormwater from the site or to a stream or <br /> wetland. <br /> 6. Stormwater quality protection, enhancement, and <br /> detention/retention requirements for each phase of this <br /> project shall be those requirements in effect at the time <br /> of application for Public Works permits. Three options for <br /> stormwater quality enhancement are presented in the current <br /> City Standards. The least preferred option is allowed only <br /> if the first two options are infeasible in the opinion af <br /> the Public Works Department.
