All collected suAace water exfting the subjact property must bs conveyed to the nearost <br /> established, stable drainage course, within the naturally oaurring drainage basin, by <br /> pipe or by an approved swale in a manner that will not resuR in erosion or flooding. <br /> Suificient downstroam information and analysis must be provided to enable the City to <br /> determine that this requirement is being met. Appropriate easements wiil be required if <br /> conveyance must occur across private property. <br /> 11. City Streets are to be kept clear of dirt and debris at all timas durinp the construction. <br /> Dust suppression and atreet cleaning must occur as directed by tha Public Works <br /> Inspector. <br /> 12. A one-year warranty is required on the public improvements for an amount not less than <br /> 1096 of the cost of construction and shall run for one year from the date of issuance of <br /> the first Occupancy Pertnit for the project. <br /> 13. A twayear guarantee is required for private retentioNdetention or other drainage <br /> treatmenUabatement facilities serving areas larger than ona acre. <br /> 14. On-site watermain will be staked within an easement to the City. The easement must <br /> be submitted to the City prior to the issuance of permits. <br /> 15. As-buifts of storm sewer, sanitary sewer, and water systems muat be submitted per City <br /> Design and Construction Standards and Specifications. <br /> 16. Parking must be per City Zoning Code and City �esign and Construction Standards and <br /> Specifications. For the 43,732 square feet of retail space proposed, a minimum of 146 <br /> parking stalis is required. <br /> 17. A pedestrian circulation syst�m for the ske must be approved by the Planning Director <br /> and Traffic Engineer prior to the issuance of any building partnits. Walkways must allow <br /> pedestrians and wheelchairs to gain easy access from sidewalks and bus stops to <br /> building entrances through the use of paths which are physically saparated from vehicle <br /> traffic and maneuvering areas. (See the city's Design and Conatruction Standards and <br /> Specifications Manual and Section 39.165 of the Zoning Code.) <br /> 18. Placement and screening of refuse disposal areas must be provided per Section 39.080 <br /> of the Zoning Code as follows: <br /> a. Garbage receptacles, dumpsters, and recycle bins shall be provided in ail <br /> muftiple family, commercial, industrial, and institutional developments and shall <br /> not be located in a required front yard setback aroa, or streat side setbadc aroa <br /> for comer lots. Where an alley abuts a lot, the garbage receptac�ea, dumpster, <br /> or recycle bin shall be located adjacent to the alley. <br /> 5 <br />
