C t
ENGINEEIRING / PUBLIC SERV/CES DEPARTMENT
August il, 2006
Mr. Thomas Li
Evergray Properties
2829 Rucker Ave. #100
Everett, WA 98201
RE: Owner, Evergray
Job Address: 11108 Evegreen Way
Plan Check No.: B0606-050
Dear Mr. Li:
Your build(ng permit has recently been processed but is yet to be issued. This permit is based
on an assumption that your proposed restaurent was to be placed in a bufldfng with an
automattc sprinkler system. Ffeld related questions from the builder involved wfth the wall
constructlon revealed tfie fact that the building has no sprinkler system. This was allowed by
Ordinance 1902-92 and done on the basis that an area separetion wall would be ma(ntained
that would divide the building into non-assembly type uses that would not exceed 6,000 square
feet. The restaurant that you are proposing would be considered an assembly type use.
Furthermore, the restaurant that you are proposing would have a code-based occupant load of
more than 100 people. The state amendment to IBC Section 903.2.1.2 requlres restaurants
with occupancies of more than 100 people to be sprinklered.
Some of your options appear to be:
1. Proceed with the current proposal and add a sprinkler system to the entlre
building.
2. Proceed with the current proposal. Build a fire wall that complies with the IBC to
separate the restaurant from the rest of the building. Then add a sprinkler
system to just the restaurant.
3. Retum the use of the space to non-assembly type uses.
Tenant improvements in spaces exceeding 4,000 square feet are requ(re by state law to be
desfgned by a Washington State Iicensed architect.
If you have any questions please call me at 425-257-7264.
Sincerely, 9
1.---
Steve Miller
Associate Engineer
CITY OF EVERETT•3200 Cedar Street• Everett,WA 93201 • (425)257-8800 • Fax(425)257-8856
