Proposed Retail Development 1-1443
112'"Street and Hwy.99 Febcuary 26,200►
; Everett,Washington Page 6
site and then llows southeasterly in a concrete pipe under the subject property and daylights at
Highway 99 Uefore flowing under Highway 99 through a culvert.
P1e understand that the proposed development would include a commercial building of
a6out 146,000 squarc feet in size. Two outlots and a slortnwatcr management a:ea are proposed
in the souLi^m portion of the site. At the time of preparing this report, the site grading plan and
fiiish floor elevation had not been pmvided to us. We anticipate that the exterior walls will be
constructed of conerete masonry block and that steel tube columns will provide interior roof
support. For the major retail building, the following loads are anticipatcd:
Interior column gravity load 77 kips
Estimated maximum gravity load due to severe live loading 1251dps
Exterior column gravity load 40 kips
Concrete masonry wall gravity loads 1.5 -2.0 ldps/lineal foot
Maximum uniform floor slab live load 125 psf
Maximum floor slab concentrated load 5.0 kips
Zipper Zemtut Associates should be notified of any deviation from the project dcscription
prescnted herein to detertnine its potential effect on t6e conclusions and recommendations
prescnted herein.
 SUBSURFACE CONDTTIONS
The subsurface exploration program completed by ZZA included 33 hollow-stem auger
borings and 21 backhoe-excavated test ;;its. The approximate locations of the explorations are
prescnted on the Site and Exploration Plai (Figurc 1) enclosed with this report. Copies of thc
boring and tcst pit logs complctcd for this evaluation are presented in Appendix A.
SuUsurface conditions generally consisted of undocumented fill consisting of silty sand
and silty sand with some gravel or nauve silty sand with some gravel interpreted to be weathereJ
and unweathered glacial till. The fill depths wcre greatest along the westem third and ihe eastern
third of the PulI-A-Part wrecking yatd property and the FiRh Wheel Place pmperty. Fill depths
wcre minimal to non-existent in the center of the subject preperty. A layer of undocumentcd fill
between 5 and 9'/fcct cncountered in test pit TP-9 (Phase II,October 2002) contained significant
amounts of inetal, tires and wood debris. Other random areas of ur.suitable fill should be
expectcd across the site.
Surficial topsoil was encountered in several explorations acress the site and typically
varied from 2 to 6 inches in thiclrness. However, a fcw explorations cr.couitered topsoil that
varied in thiclatess from S to 18 inches. In general, near-surface topsoils had organic contents of
less than 6 perccnt, although a fcw areas of surficial mateiial had organic contents of 8 to 11
perccnt. Some layers of relic topsoil were also cncountered below undocumented fills.

J-1A43,022G04
(0
