[vfean <br /> monthly rainfall varies from a low of 0.96 inches in July to a high of 5.56 inches in December. <br /> Bctween November and Mazch, there are about LO days per month where 0.01 inches or more of ' <br /> rainfall occurs. Nornial daily min:mum tempetatures are above fieenng throughout the year. <br /> Mean annual total snowfall is about 12 inches. <br /> Weather data from the Westem Region Climate Center(WRCC) for Everett, Washington <br /> (closest to the site) varied slightly from the ClimaUc Atlas and likely represents a more accurate <br /> representation of the local weathec The greatest mean monthly snowfall occurs in January and <br /> averages about 2.5 inchcs. The monttily average minimum temperatures are generally above <br /> freezing although sustained freezing temperatures can be expected between December and March. �I <br /> Average monthly rainfall and snowfall amounts can be greatly exceeded as can be seen in the <br /> encloscd weatherdata presented in Appendix D. <br /> The mean total precipitation for each month at the Everett wcather station is: <br /> January: 4.56 in. July: 1.22 in. <br /> February: 3.51 in. August: 1.36 in. <br /> ( March: 3.62 in. September: 2.04 in. <br /> April: 2.69 in. October: 3.44 in. <br /> May 2.34 in. November: 4.91 in. <br /> June: 2.19 in. December: 5.09 in. <br /> The WRCC Monthly Total Snowfall, Monthly Total Precipitation, Average and Average <br /> hlinimum Temperatures,and Monthly Climate Summary data aze also presented in Appendix D. <br /> CONCLUSIONS AND RECOMMENDATIONS <br /> In our opinion,development as proposed appears feasiblc from a geotechnical enginrering <br /> standpoint utilizing shallo�v, isolated interior and perimeter continuous footings and slab-on-grade <br /> lioors. In order to provide uniform support, we recommend that all foundadon elements and floor <br /> slabs be supported on undisturbed mcdium dense to dense native soils or or. structural fill that is <br /> compactcd to a minimum of 95 percent of lhe modified Proctor maximutn dry density. Under no <br /> circumstances should existing]nose fill soils be left in place within the building pad. <br /> Site Preparation <br /> The dcsign recommendations presented in this report are based on the observcd soil <br /> conditions and on thc assumption that earthwork for site grading, utilities, foundations, floor <br /> slabs, loading dock walls, and pavements will bc monitored by a representative of Zipper Zeman , <br /> Associates, Inc.
