(Exception: For vesting under the Zoning <br /> Code, plcase refer to Section 44 of die Zoning Code). Contact the Planning Department for information <br /> regarding appeals processes for the requirements listed in this document. <br /> If in the future this project is subdivided into additional lots, tracts or parcels using the Binding Site Plan <br /> process, the applicant is advised that some building code standards will be different. Ti�e applicant is <br /> encouraged to contact the Ciry's Building Department, at (425) 257-8810 to determine ho�v tliese standards <br /> will apply. <br /> L Access - The International rire Code mquires that all new structures shall provide Fire Department <br /> access roads to �vithin 150 �eet of ali portions of the ground floor. Fire Department access roads (Fire <br /> Lanes) shall providc a minimunt of 20 feet in width of unobstructed, paved driving surface with a <br /> minimum clear height of 13'6". Inside turn radii must be 35 feet. Slope approach and departure <br /> angies must not exceed 10 degrees. Fire lane grade must not exceed 15 percent. ['ire Lanes will be <br /> posted and maintained as required by Uie Fire Department. Access is okay as si:o�vn on tl�e site plan <br /> revie�ved. <br /> 2. Both 13uildin�s - Wl�en access to u� witl�in a structurc or an area is unduly ditiicult because of secured <br /> openings or where inmiediate acce�> is nccessary for lifc saving or fire-fighting purposes, the Fire <br /> Department may reconunend or ie,uire a key box ta be installed in an accessible location. A rapid <br /> entry system may also be desir<<ble in ordet to avoid unnecessary damage while making entry to any <br /> building during an emergency siwation. Fire Ianes shall be <br /> identitied by red curUs with white stenciling stating "NO PARKING - FIRE LANE" and vertical signs <br /> stating "NO PARKING - PIRE LANG - 'I'01'V AWAY ZONE.° Location shall be approved by the <br /> Pire Marshal. <br /> d. Fire Lane Markin� - Pire apparatus access roads shall be marked whenever neccssary to maintain the <br /> unobstructed minimum required widUi of roadways. Fire lanes sha:l be marked as follows: <br /> a. Curbs shall be identified by red traffic paint with a 6-inch wide stripe on the top and front, <br /> extending the lengtli of the designated tire lane. <br /> b. Rolled curbs shall Ue identified by red traffic paint wiUi a (-inch wide stripe on the curb, <br /> extending die length of thc designated fire lane. � <br /> c. Lanes without curbs sliall be identified by red traffic paint witli a 6-inch wide stripe on the <br /> puvcment, extending the len�th oP tl�e designated fire lane. <br /> d. The words 'NO PARKING - PIRG LANE' shall be in 3-inch stroke whitc letters 18 inches in <br /> hcight, and placed 8 inc(ies measured perpendicular fronithe red paint stripe on the pavecnent.
