l <br /> 42. Lardscaping must be provided per Sectior 35 of the Zoning Code. A landscape strip a minimum of <br /> ten feet wide must be provided along Evergreen Way (Highway), Airport Road, and Center Road and <br /> a minimum of five feet wide must be provided along the north lot line (except for the wedand and its <br /> buffer). These areas shall be planted with Type III landscaping. <br /> 43. A minimum of 20 trces must be planted within the internal area of parking lots exclusive of the <br /> landscaping required to be provided along street frontages and along other lotlines. Landscape areas <br /> must be planted and located per Section 35.080? of the Zoning Code. <br /> 44. Prior to issuance of any permits, landscaping plau� must be reviewed and approved by the Planning <br /> Department per Section 35.100 of the Zoning Code. The landscaping plan must show location and <br /> dimensions of required vegetated swales, wetponds, detention ponds, rockeries and retaining walls, and <br /> grading at 2-;oot intervals. Irrigation systems must be provided in all landscaped areas per Section <br /> 35.130 of tlie Zoniug Code. A 2-year maintenance assurance device must be provided for the <br /> landscaping per Section 35.130B of the 7_oning Code. <br /> 45. Comply witli the Wedand Mitigation Plan for the Original Roadhouse Grill dated Decembcr 20, 2005 <br /> prepared by Wetland Resources, Inc. <br /> 4G. Prior to issuance of permits, the Em�iromnentally Sensitive Area buffer shall be fenced and posted per <br /> the approved site plan. An Environmeutally Sensitive Area Covenant, available from the City of <br /> Everett, shall be recorded at the Snoliomish Counry Auditor's Office for this site. <br /> 47. If the pipe witliin tlie wetland buffer is to bc relocated, that portion of tl�e stream within [he wetland <br /> buffer may be required to bc restored to a natural stream channel. <br /> 48. Provide a mininmm of one truck loading and unloading hertL as required under Sec[ion 34.090 of the <br /> 'Loning Code. <br /> 49. If the retail building has ary potential to house another food service establishment (initially or in die <br /> future), it would behoove the developer to anticipate this during construction. Specifically, any other <br /> FSEs in the complex would also be reyuired to install an interceptor if using a disfivasher, or a <br /> properly sized grcase trap if not. As outli��ed in our draR grease ordinance, this would b8st be <br /> accomplished by plumbing any/all kitchen fixtures in a (separate) line to an interceptor prior to <br /> discharge to sanitary sewer. Alternately, kitchen drainage could be plumbed to the Roadhouse GI, widi <br /> its sizing adjusted appropriately in order to acwmmodate another FSE. A more definitive call on this <br /> could be made with a plumbing plan. <br /> s� <br />
