Any alteration of the existing wetland outlet must maintain the discharge <br /> characteristics of the current oudet and shall not have a negative effert on the hydrology of the <br /> we8and. <br /> 33. Storm water runoff rates must be controlled in accorda:!ce with C';ty standards. Natural wetlands may <br /> not be used to meet detention requirements for storm water. <br /> 34.Treatment of srorm water runoff from paved areas must occur, per City standards, prior ro 3iscLarge <br /> of the storm water from the site, or ro a stream, wetland, or underground infiltration system. Storm <br /> water treatment is required when 5,000 square feet or more of pavement is created by a project. <br /> 35.The options for storm wa[er treatment for this project are: <br /> a) an infiltration basin, if suitable soils exist on the site <br /> b) a wetpond <br /> c) a constructed wedand <br /> d) a SMI StormFilter, with pre-treatment <br /> 36. All storm water facilities shall be designed in accordance with applicable City standards and/or design <br /> policies. <br /> 37. Roof runoff from lots adjacent to strcamhvetland buf'fers may be discharged to roof downspout <br /> infil[ration/dispersion systems in accordance with City standards. These systems are sized using Table <br /> 3-2.3 of the Ciry's Storm�tiater D4anagement Manual. Uispersion systems must meet all construction <br /> criteria for roof rur.off infiltration systems, but are backfilled with gravel to the ground surface to <br /> allow for overIlow. 1'l�esr; infiltration/dispersion systems should be located along the edgc of the <br /> wetland buffer, with a minimum 10-foot setback from building foundations. <br /> 38. A pedestrian circulation system for tlte sit� must be approvcd by Uie Planning Direcror and Traffic <br /> Gngineer prior ro the issuance of any building permits. Walkways must allow pedestrians and <br /> wheelchairs to gain easy access from sidewalks and bus stops to building entrances through the use of <br /> paths which are physically separated from vehide traffic and maneuvering areas. (See the ciry's <br /> Design aud Construction Standards and Specifications Manual and Section 39165 of the Zoning <br /> Code.) � <br /> 39. Placement and scrccning of refuse disposal areas must be provided per Section 39.080 of the Zoning <br /> Code. Garbage receptades, dumpsters, and recycle bins shall be provided. All garbage dumpsters and <br /> rccycle bins must be screened from ��iew from the street and from adjacent properties. This screening <br /> may be done using dense vegetation or by placing the dumpster or recycle bin in a structural enclosure. <br /> 40. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of the "Loning <br /> Code. <br /> 41. The building hcigiu shall not excced a uiaximtun of�0 feet.
