2. Aesthetically, a great deal has been accomplished by the <br />new tenants by refurbishincr the office building, the <br />ground area itself and blacktopping a portion of the <br />recreational vehicle sales area. <br />3. By the physical layout of the property, if the office <br />building was moved forward �to the edge of the blacktop, <br />the area would then meet the City Code. <br />4. Becau,e of a three (3) year lease with a five (5) year <br />option, the cost of paving the complete lot would <br />require a large outlay of cash for a relatively short <br />occupancy term. <br />There was no objection from the audience. <br />After visual observation of the subject property and considering all <br />the facts, it was moved by Mr. Kristiansen, seconded by Mr. Black, <br />and unanimously carried to grant the applicants' request for the <br />followinq reasons: <br />1. There are exceptional circumstances that do apply <br />to the subject property tiiat do not apply generally <br />to other properties in the same vicinity. <br />2. The qrantinq of the variance is necessary for the <br />applica�ts' enjoyment of his property rights that <br />are enjoyed by other properties in the same area. <br />3. <br />4. <br />Granting of the variance will not be detrimental to <br />other properties �n the area. <br />The granting of the variance will not adversely affect <br />the Comprehensive Land Use Plan. <br />As a condition to the granting of this variance, the following <br />stipulations taere made: <br />1. If the option is renewed at the end of the three (3) <br />year period, the lot would then be completely paved. <br />2.
