This <br />site is 140' by 200' feet. (14o feet of frontage on Evergreen Way.) <br />The develcper proposes to provide the standard Evergreen Way 5treet Improvements as adopted by Council <br />on Apri! 12, 1973 including 5 foot concrete sidewalks, curbs, gutters, drainage and standard asphalt street <br />section. However, the developer is requesting that ':he• Council waive the street improvement requirements <br />of Ordinance 555-78 to the 200 feetof frontage on Intercity Avenue in lieu of an L.I.D. Covenant Power <br />of Attorney. � -- <br />In:ercity Avenue has a 60 foot right of way width that is currently improved with a 20 wide asphalt sirip, ' <br />there are no shoulders and deep drainage ditches. Intercity connects with Evergreen Way at South Broadway <br />at °0 degree angles. The 90 degree intersections p�wide a good cor.nection between Evergreen �Vay and <br />• South Broadway creating an excellent business location on Evergreen Way. Several commercial develop- <br />ments are occuring on cerners that require improvements to both streets, including one on the.N.E. corner <br />of Intercity and South Broadway and one on the N.E. corner of lntercity and Evergreen Way: Others . <br />include a development o:. Evergreen Way between 4th Ave. iEMander Road) and Marilyn; S,E. corner of • <br />75th Street dc Evergreen Way; 100th Street and Evergreen Way; the John Fluke Evergreen Way expansion <br />whicti includes rebuilding Evergreen Way and much of Holly Drive; The Humphrey VW expansion involving <br />the standard Evergreen Way Improvemant and rebuilding Highway Place and the intersection. <br />RECOMMENDATION ' ` - <br />Ordinance 555- requires compiete street improvements in conjunction with the issuance df perrnit , to .. <br />develop at Intercity and Evergreen Way and it is the Public Works Department recommendation that _� <br />Council not �rant a Variance uf the Ordinance assuring consistent application of street improvement ., <br />requirements in similarly situated coriditions. . <br />
