This <br />site is 140' by 200' feet. (="-4o feet of frontage on Evergreen Way.) <br />The developer proposes to provid:: the standard Evergreen Way Street Improvements as adopted by Council <br />_ on Aprii 12, 1978 including 5 foot ::oncrete sidewalks, curbs, gutters, drainage and standard asphalt street <br />section. However, ihe developer i�; requesting that the• Council waive the street improvement requirements <br />of Ordinance 555-78 to the 20o fe�etof frontage on Intercity Avenue in lieu of an L.I.D. Covenant Power <br />of Attorney. ' __ <br />Intercity Avenue has a 60 foot right of way width that is currently improved with a 20 wide asphalt strip, ' <br />there are no shoulders and deep drainage ditches. Intercity connects with Evergreen Way at South Broadway <br />' at 40 degree angies. The 90 degree intersections pcvvide a good connection between Evergreen �Vay and <br />• South Broadwa� creating an excellent business location en Evergreen Way. Several c�mmercial develop- <br />ments are occuring on corners that require improvements to both streets, including one on the.N.E. corner <br />of Intercity and South Broadway and one on the N.E. corner of Intercity and Evergreen Way: Others . <br />include a development on Evergreen Way between 4ih Ave. (EMander Road) and M;�rilyn; S,E. corner of • <br />75th Street tc Evergreen Way; 100th Street and Evergreen Way; the John Fluke cvergreen Way expansion <br />which includes rebuilding Evergreen Way and much of Holly Drive; The Humphrey VW expansion involving <br />the standard Evergreen Way Improvemant and rebuilding Highway Place and the intersection. <br />RECOMMENDATION ' ° - <br />Ordinance 555- requires complete street improvements in conjunction with the issuance 6f perrnits to <br />develop at Intercity a�d Evergreen '�Vay and it is the Public Works Department recommendation that <br />Council not grant a Variance of the Ordinance assuring consistent app�ication of street impro•�ement <br />requirements in similarly situated coriditions. <br />, <br />. . --. _:4.� <br />;.�r�-;'' _ <br />,�_:�r .r.�.:l`;. <br />,�?` "-. . . - <br />.-�. r .. r}�+ <br />.�.. <br />
