Z• The parking area shall be designed with a minimum five foot wide planting area adjacent to all street r.ights-of-aay pursuant to Section 19.40.p50(B) of the Everett ?9un:cipal Code. The lot shall be designed in a manner that the internal circulation and driveway width and location is acceptabl-, to the City's Traffic Engineer. 3. All exterior lights shall he screened in a manner that will minimize any off-site impact. 4• Detailed drawings shall be submitted to the Public Works Department showing parking layout, landscaping, utilities, storm drainage, temporary construction erosion control and all required improvements in the public right-of-•oay. Pr.blic Works Department approval of these drawings is required prior to aay permits being issued. 5. Right-of-way imp:•ovements are to be made by the proposed Local Improvement District. In the event the LID fails, the City will � provide similar imyrovements abutting their property. 6• As-builts of storm sewer, ssnitary sewer and water systems will be required to be submitted. 0636F �e
