CITY OF EVERETT SPU Ii10-31
FIRE STATION ll6
OPPONENT'S EXHIBIT
EXHIBIT 1 Letter from taxine McCallum dated 10/07/81
PROPONENT'S EXHIB[TS
EXH[BIT 1 Letter from I. R. Waggoner dated 10/08/31
After due consideration of the evidence presented by the Applicant; evidence
elicited during the public hearing; and as the personal inspection of the subject
property and surrounding areas by the Hearing Examiner, the following findings of
fact and conclusions constitute the basis of the recommendation of the Hearing
Examiner.
FINDINGS OF FCT
1. The Applicant has requested approval of Special Property Use Permit for
property located at 9514 Evergreen Way, Everett, Washington, and more
particularly described as set forth abov_.
2. The specific request is for a Special Property Use Permit for the construction
of a fire station that will hcuse two equipment bays and a police reporting
office.
3. The subject property is zoned C-i, General Commercial. This zoning is
established in the City of Everett Zoning Code.
4. The subject property is a parcel of 28,000 square feet. 1'he proposed
structure to be erected on the subject property will be a building consisting of
5,106 square feet.
5. The subject property has historically been used as a car lot and there
currently are some structures on the .roperty.
6. 'fhe subject property, as proposed, wi!l be developed so that the fire station
and police reporting station building vill be on the southern portion of the
site and portions of the remaining par: of the site that is not developed will
be !aed out in the future.
7. 'fhe surrounding land use and zoning of properties adjacent to the subject
property are as follows:
North: Single-Family/C-1; South: Commercial/C-1; East: Single-Family/C-1;
West: Single-Family/Snohomish County
8. The Everett Planning epartment testified that there is some concern as to
the compatibility of the proposed use and the surrounding properties. blainly,
the subject property is bounded on three sides by single-family development
and these developm ents and residents on the de•elopm ents are sensitive to
the noise, light and glare that vould be generuted by fire station activities.
Thus according to the Everett Planning Department, designs that will
mitigate these activities must be utilized in order to protect the surrounding
properties.
-Z-
