<br />Special Property Use Permit No. 10-81

<br />November 3, 1981
<br />WHEREAS, there was filed with the City of Everett Planning Department on
<br />August 28, 1981, an application for a Special Property Use Permit, under Everett
<br />1Aunicipal Code (E.�1.C.) 19.58.10, by the City of Everett, to allow the following
<br />described property to be used far a fire station site:
<br />Lots 1-6 and 14-15, Block 3, Replat of Intercity
<br />Garden Tracts, Division No. L(9514 Evergreen Way)
<br />AND, WHEREAS, after proper notice was given as required by law, the City of
<br />Everett Land Use Hearing Examiner held a public hearing on October 15, 1981 and
<br />after considering all testimony elicited during the public hearing; evidence by the
<br />applicant; and after a personal inspection of the subject property and surrcunding
<br />areas, the Hearing Examiner, on October 26, 1981, made a recommendation to City
<br />Council that the Special Property Use Permit be granted, and
<br />WHEREAS, the Everett City Council concurred with the Hearing Examiner's
<br />recommendations at its regular meeting on November 12, 1981,

<br />NOW, THEREFORE, said permit is granted with the following conditions:
<br />That a detailed landscaping plan be submitted to the Public Works Department
<br />and approved by the Planning Department.
<br />2. That the parking areas shall be designed with a minimum five foot wide planting
<br />area adjacent to all street rights-of-way (19.40.OSOB E. �t. C.) and shall be
<br />designed in a manner that is acceptable to the Transportation Engineer.
<br />3. That all exterior lights shall be screened in a manner that will minimize any off
<br />sight impact.
<br />4. That all emergency vehicle egress from the sitc shall be limited to Evergreen
<br />Way to minimize the noise and visual impact on the single family residential
<br />area west of Holly Drive and shall be lighted and signed in accordance with the
<br />Transportation Engineers recommendations.
<br />5. Getailed drawings shall be submitted to the Public Works Department showing
<br />parking layout, landscaping, utilities, storm drainage, tempora�y construction
<br />erosion control and all required improvements in the pu6lic right-of-way.
<br />Public Works Department approval of these drawings is required prior to any
<br />permits being issued.
<br />6. Right of '�Yay Improvements are to be made by the proposed Local improvement
<br />pistricts, Evergreen Way 1982, Emander Road 1983. In the event the LID fails,
<br />the City will provide similar improvements auutting their property.

<br />As-builts of storm sewer, sanitary sewer and water systems will be required to
<br />be submitted.
