7. Stormwater runoff from the additional pavement on lot I must be treated in <br />accordance witt. current City standards, prior to discharge of the stormwater from the <br />site or to a stream or wetland. The meet the City's redevelopment standards, the <br />stromwater treatment facilities must also be designed and sized to receive runoff from <br />as much of the existing pavement on lot 1 as is practically achie, Able, or a separate <br />system, such as a biofiltradon swale, can be located and designed to receive runoff <br />from existing areas. <br />The preferred options for stromwater treatment are: 1) an infiltration basin, if suitah?e <br />soils exist on the site; 2) a wetpand; 3) or a constructed wetland. <br />All stormwater facilities must be designed in accordance with City standards. If non <br />of the above stormwater treatment options are feasible, in the opinion of the City's <br />Public Works Department, a biofiltradon swale per City standards will be required to <br />treat stormwater runoff. <br />8. The following notes must be placed on the Final Plat Map as "CONDITIONS OF <br />SHORT SUBDIVISION APPROVAL": <br />"Any new or future development of the site will be subject to review under SEPA and <br />all other City codes prior to issuance of any building permits." <br />"Management of storm and surface water from lots 2 and 3 must be in accordance <br />with the standards in place at the time of SEPA application or building permit <br />application for development/redevelopment of those lots." <br />9• Compliance with all applicable mitigation of adverse impacts by SEPA conditions of <br />the Revised Mitigated Determination of Non -Significance #87-90 dated January 15, <br />1992 is required. <br />10. A one year guarantee is required on the public improvements for an amount not less <br />that 10% of the cost of construction and shall run for one year from the date of <br />issuance of final approval. <br />11. Prior to final approval, premises shall be clearly identified by the correct address at <br />the street entry. Buildings shall be clearly identified so as to be legible from the <br />access road. <br />12. A new or existing fire hydrant is required within 200 driving feet, but no closer than <br />50 feet, of all structures. Location and fire flow to be approved by the Fire Marshal <br />prior to final approval. <br />13. Any grading/fill on this site shall be done so as not to impact the surrounding <br />properties. <br />14. Compliance with City Ordinance #1902-92 may be required. Prior to final approval, the redesign and reconstruction of the parking areas for the <br />bowling facility on lot 1 must be completed and all parking encroachments onto lot 2 <br />removed. <br />10 <br />
