1. Detailed drawings in accordance with City Design and Construction Standards shall be submitted to <br />the Public Works Department showing site parking layout, landscaping, utilities, storm drainage, <br />temporary construction erosion control, and all required improvements m the public right-of-way. <br />Public Works Department approval of theco ed, and warranted befo�e Occupanoy permits are ued. <br />All improvements shall be completed, app <br />issued. <br />2. Anv broken or damaged sidewalk shall be repaired/replaced per the City Public Works Inspector. <br />3. This project must comply with the current City of Everett Building Code and Sprinkler Ordinance. <br />4. Special charges for connection to the sewer and water systems in accordance with Ordinance 1998- <br />94 and subsequent revisions are applicable. These charges are based on projected water usage and <br />can be substantial. The Applicant is encouraged to obtain a copy of the ordinance and deternune <br />estimated charges prior to building permit apphcation. The actual charges shall be computed by the <br />PubGc Works Department per the ordinance m effect at the time of building permit issuanc <br />5. On-site stormwater treatment is currently required when 10,000 square feet or more of paved <br />surface is created by a project, and three options for stormwater treatment are presented m current <br />City standards. The least preferred option is allowed only if the first two options are infeasible in <br />the opinion of the Public Works Department. The options for stortnwater quality enhancement aze, <br />in order of preference: <br />1) An infiltration basin designed and constructed according to city standuds. <br />2) A wetpond designed and conshvcted to city standazds. <br />3) A baffle-type oiUwater separator followed by a vegetated swale, both designed and <br />construcced according to c�ty standards. <br />6. On-site detention of stormwater runoff is required per city standards for any increased runoff due <br />to additional imperious surfaces. No detention is required for existing impervious sucfaces per City <br />standards. <br />7. Stormwater detention/retention, qualit�+ protectioq and treatment requirements for this project shall <br />be those requirements in effect at the t�me of application for Public Works permits. <br />8. Per the City's redevelopment standards, stormwater treatment facilities must be design and <br />constructed on this site to the maximum extent practicable to treat runoff from existing paved <br />sUrface, unless the amount of new and existing paved surface will not exceed the threshold for <br />creation of paved azea by new development (the threshold is currently 10,000 s�. For this site, <br />what is the maximum extent practicable will depend on the site design and other factors, such as <br />required landscaping. It does appear , however that the existing storm drainage system on the site <br />is shallow enough, and the street stonn drainage system is deep enough that a vegetated swale <br />could be designed and constructed along the Evergreen Way frontage.
