Findinas• The paving on Federal Avenue is only 20 feet in
width and there is a shortage of both off- and on-street
parking in this area. Vehicles park in the grassy right
of way between the sidewalk and the street. The existing
garage is not currently used for parking because of the
poor condition of the building. The applicant will be im-
proving the parking situation since he will be providinq
two full size parking spaces in the garage.
b. Conclusions: Granting the variance would be beneficial to
the area since by doing so the a, icant will be able to
provide two full size off-street parking spaces.
Cr;teron No 3•
That the variance will only grant the subject property the same
general riqhts enjoyed by other property in the same area and
zone as the subject property.
a.
b.
Findinas: Other garages in this vicinity and zone have
been constrttcted with less than the required setback.
Conclusions: Grantinq this variance will allow a property
right enjoyed by others in this vicinity and zone.
Criteron No 4•
That the variance is the minimum necessary to allow the subject
property the general rights described in Criterion 3.
a
Findinas: In order to provide sufficient lenqth for auto-
mobiles and still have room for storage, the six foot
extension of the garage is necessary.
Conclusions• The variance requested is the minimum neces-
sary to allow a property right enjoyed by others in the
vicinity and zone.
Criterion No. 5:
The granting of he variance is not inconsistent with the goals
and policies of the Everett General Plan.
a.
b.
Find?ng The General Plan designation is single family
residential and garages are an accessory use.
Conclus:ons• Granting this variance would not be incon-
sistent with the qoals and policies of the General Plan.
Criterion No. 6:
The need for the requesteci variance is not the result of a
self-created hardship.
a. Findinas: The need for the variance is created by the
narrow width of the property and the location of the ex-
isting buildings.
b. Conclusions: The need for the requested variance is not
the result of a self created hardship.
2
a
