The six foot extension would have a zero
foot side yard on the north side the same as the existinq
garage.
Conclusions: The unusual circumstances applying to this
property are the narrow lot width and the fact that there
are existing structures on the site
Criterion No. 2•
That the variance will not be materially detrimental to the
property in the area of the subject property or to the City as
a whole.
a. Findings: The paving on Federal Avenue is only 20 feet in
width and there is a shortage of both off- and on-street
parking in this area. Vehicles park in the qrassy right
of way between the sidewalk and the street. The existinq
garage is not currently used for parking because of the
the poor condition of the building. The applicant will be
improving the parking situation since he will be providing
two full size parking spaces in the garage.
b. Conclusions: Granting the variance would be beneficial to
the area since by doing so the applicant will he able to
provide two full size off-street parking spaces.
., .
That the variance will enly grant the subject property the same
general rights enjoyed by otier property in the same area and
zone as the subject property.
a
b.
Findinas: Other garages in this vicinity and zone have
been constructed with less than the required setback.
Conclusions: Granting this variance will allow a property
right enjoyed by others in thi.s vicinity and zone.
Criterion No. 4:
That the variance is the minimum necessary to allow the subject
property the general rights described in Criterion 3.
a. Findinas: in order to provide sufficient length for auto-
mobiles and still have room for storage, the six foot
extension of the garage is necessary.
b. Conclusions: The variance requested is the minimum neces-
sary to allow a property right enjoyed by others in the
vicinity and zone.
Criterion No. 5:
The granting of the variance is not inconsistent with the goals
and policies of the Everett General Plan.
a.
l:7
Findin sc-. The General Plan designation is single family
residential and garages are an accessory use.
Conclusions: Granting this variance would not be incon-
istent with tl:e goals and policies of the General Plan.
r.
t
