The six foot extension would have a zero <br />foot side yard on the north side the same as the existinq <br />garage. <br />Conclusions: The unusual circumstances applying to this <br />property are the narrow lot width and the fact that there <br />are existing structures on the site <br />Criterion No. 2• <br />That the variance will not be materially detrimental to the <br />property in the area of the subject property or to the City as <br />a whole. <br />a. Findings: The paving on Federal Avenue is only 20 feet in <br />width and there is a shortage of both off- and on-street <br />parking in this area. Vehicles park in the qrassy right <br />of way between the sidewalk and the street. The existinq <br />garage is not currently used for parking because of the <br />the poor condition of the building. The applicant will be <br />improving the parking situation since he will be providing <br />two full size parking spaces in the garage. <br />b. Conclusions: Granting the variance would be beneficial to <br />the area since by doing so the applicant will he able to <br />provide two full size off-street parking spaces. <br />., . <br />That the variance will enly grant the subject property the same <br />general rights enjoyed by otier property in the same area and <br />zone as the subject property. <br />a <br />b. <br />Findinas: Other garages in this vicinity and zone have <br />been constructed with less than the required setback. <br />Conclusions: Granting this variance will allow a property <br />right enjoyed by others in thi.s vicinity and zone. <br />Criterion No. 4: <br />That the variance is the minimum necessary to allow the subject <br />property the general rights described in Criterion 3. <br />a. Findinas: in order to provide sufficient length for auto- <br />mobiles and still have room for storage, the six foot <br />extension of the garage is necessary. <br />b. Conclusions: The variance requested is the minimum neces- <br />sary to allow a property right enjoyed by others in the <br />vicinity and zone. <br />Criterion No. 5: <br />The granting of the variance is not inconsistent with the goals <br />and policies of the Everett General Plan. <br />a. <br />l:7� <br />Findin sc�-.
