Pancerzevaki - Ownera <br />Application for Variance at 3307 Federal Avenue <br />Everett, Waehingtou <br />May 9, 1990 <br />1. A variance is requested from Code Section 8, Use Standarda Table, <br />Required Setback Side. The lot containa an existing house conetructed <br />circa 1912 and a garage which appears to be over 50 years old. My <br />recent property aurvey indicatea that the garage doea not meet preaent <br />zoning aetback requirements from the side lot li¢es and the alley. The <br />owner/applicant wiahes to repair the exiating garage by inatalling a <br />concrete foundation and additional interior bracing and to Snstall <br />modern garage doora. <br />2. <br />3. <br />Since the garage wae consttucted when automobiles were generally <br />smaller, the applicant ia zequeeting permiasion to inczease the depeh <br />of the exiating garage by 6 feet at the time he inatalls the concrete <br />foundation. Thia will permit garaging two modern, full-leugth <br />vehiclee, and will provide etorage for law¢ equipment and other <br />normally stored items. The small houee presently hae no storage. The <br />xeaterly garage foundation and wall is prapoaed to be concrete (to the <br />elevation of the rear yard adjoining the house) and extendiag between <br />the aide lot lines. Dirt backfill against that founda[ion and wall <br />will eliminate a preaent slope to the alley ahlch cannot be moved. It <br />will provide additional usable rear yard in an area that nost groxs up <br />into weeds, due to the maintenance difficulty. <br />The upgraded garage will permit off-atreet parking for 2 full-length <br />vehicles which nor have to park on the narrow parking strip and <br />sidewalk in front of the houae on Federal Ave. Since the Federal Ave. <br />right-of-rray has not been fully developed, the vehicles of persons <br />dwelling in the homea on either aide of applicant nox park in front of <br />their homes on the parking atrip and/or aider+alk, since ao on-street <br />parking ia permitted. The applicants believe the variance xill result <br />in substantial multiple benefits to the neighborhaod, and at the eame <br />time enhance the living conditions of subject property. <br />Vicinity Map - See Attached <br />Site Plan - See Attached <br />4. The variance will not be detrime¢tal [o Che property in the area <br />o_' the subject property or to the City, as it Will improve the <br />parking problem on Federal Avenue.
