� <br />It "':" <br />�� <br />1 �'j <br />w ,� <br />�il <br />� <br />�.. <br />SUPPLEMENT TO STAFF REPOHT TO BOARD OF ADJUSTMENT <br />VARIANCE #12-90 <br />JUNE 11, 1990 <br />Variance Requested: in addition to the zero foot north side yard <br />variance for the six foot extension to the garage, the applicant <br />is also requesting a variance from the following: <br />1 <br />2. <br />50� rear lot coverage for accessory buildings. <br />The existinq garage covers 75� of the rear lot area (that <br />is, the rear 20 feet of the lot), and the 42 square foot ad- <br />dition will raise the rear lot coverage to 83� <br />l0� lot coverage for accessory buildings. <br />The existing garage covers 12$ of the lot and the 42 square <br />foot addition will raise the lot coverage to 14�. <br />3. Retaining walls greater than three feet in height are not <br />permitted in the setback area. The foundation wall for the <br />north and west walls will be between three and four feet <br />higher than the adjoining lot to the north. <br />in order to mitiqate the possibility of any adverse impacts to <br />the property to the north, it is recommended that the following <br />conditions be placed if the variance is granted. <br />i. That a retaining wall be extended from the north west corner <br />of the garage to the west in a manner so the back fill will <br />not adversely affect the property to the north. <br />2. Gutters shall be placed on the north side of the building <br />and runoff from down spouts be directed away from adjacent <br />property. <br />t <br />� <br />
