�• "'� December 6, 1971 �- <br />The regular meeting of the City of Everetl Board of Adjustment was held at <br />7:30 p, m. , December 6, 1971, in the City Hall Council Chambers, City Hall, <br />Everett, Washington. <br />Mr. Graff presided. Mr. Cronin, Mr. Champion and Mr. Dickson were <br />present. Mr. Ingram was absent, <br />The reading of the minutes of the November 15, 1971 hearing were dispensed <br />wi th , <br />A hearing was held on the application of Lyle Kent, 4322 Rucker Avenqe, <br />Everett, for a variance from Section 15. 04. 110 E. C. C. (Zoning Ordinance) <br />Subsection C: Minimum lot size and �vidth. Requesting permission to utilize <br />an existing residential building lot having a fronCage of 37Z feet, a depth of <br />120 feet for a total area of 4, 500 square feet which is less than the required: <br />Minimum lot width of fifty (50) feet; a lot deplh of 120 feet, and minimum <br />lot area of 5, 000 square feet. ihe purpose of the variance is to allow for <br />the construction of a two (2) story duplex. SZ Lot 14, all Lot 15, Block 790, <br />Plat of Everett Division "A" (3329 Hoyt). , <br />There was no representaCion in. the audience for Mr, Kent. <br />It was moved Uy Mr. Dickson, seconded by Mr. Champion and unanir.zously <br />carried to hold over a decision on Mr. Kent's application wzCil the next <br />regular meeting of the Board of Adjustment. <br />Mr. Kent will Ue notified of the nexC meeting and he will be expected to present <br />to the Board some type of architectural design showing what his intentions are <br />for the properly in question. <br />A hearing was held on the application of D. H, Maxfield, 3406 Federal, <br />Everett for a variance from Section 15. 04. 270 �. C. C. (Zmiing Ordinance), <br />item No. 4, Rcar Yard: Requesting permission to locate an accessory building <br />to within two (2) feet four (4) inches of the side property line, thereby waiving <br />the minimum requirement of a six (6) foot side yard setback. Lots 32 and 33, <br />Block 829, Plat of EvereCl Division "H" (3406 Federal). <br />A letter oi complaint from Mrs. Miller, a neighbor, was read into the record. <br />(The letter is on permanent file in tl�e Planning Department office. ) <br />Mr, Rudolph Mueller, an attorney for Mrs. Miller, protested the location of <br />the accessory building for the following reasons: <br />1. The Uuilding restricts some of Mrs. Miller's view of the sound. <br />2. The melal building will eventually become unsightly, <br />3. There is no undue hardship shown by Mr. Maxfield. <br />T" <br />
