These comments address building issues only, additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the 1988 Uniform Building Code and/or Washington State Energy Code unless stated otherwise. 1. Provide 1-1/2"-2" diameter handrail placed 34" minimum, 38" maximum above tread nosing. Return ends. Per Section 3306(j) UBC. 2. Indicate on plans attic access and required lighting control at attic entrances. 3. Provide floor framing plan of second floor. (may be shown on main floor plan) show size species and grade of all framing members, including beams and headers. 4. All doors shall have a floor or landing on both sides. A door may open at a landing that is not more than 7 1/2 inches lower than floor level, provided the door does not swing over the landing per Section 3304(i) UBC. 5. Roof framing plan does not provide sufficient information as to how roof structure is supported. All roof loads shall be supported to the foundation. Indicate size, spacing, direction, species and grade of all framing members including framing at dormers.
