Due to this, surface run -oft will be the primary way that water moves across this site. Surface run- <br />off coming onto the project site from sites topographically higher and to the west will be limited by the <br />curb and gutter le, ated along the eastern side of Federal Ave. <br />4.0 CONCLUSIONS AND RECOMMENDATIONS <br />Based on our site reconnaissance, subsurface explorations and office studies, the development of this site <br />and construction of the proposed townhouses is feasible from a geologic and geotechnical standpoint, <br />utilizing standard spread footing foundations and conventional construction measures. <br />4.1 Seasonal Working Conditions <br />The sur6cial soil found on this site is extremely moisture sensitive and will readily become moisture <br />disturbed if worked while wet. We caution that working on any site soil when it is wet could alter the <br />engineering characteristics of the soil. Silt is highly moisture sensitive and will loose strength rapidly once <br />it has reached its maximum moisture limit, turning the site into a mud bowl. It would be very expensive to <br />try to remediate this type of problem if it occurs. In order to limit site development costs as much as <br />possible, we recommend that site development work be initiated only during extended periods of dry <br />weather. The recommendations contained in this report address only dry weather development. If site <br />development is to proceed during extended periods of wet weather or if the exposed surticial soil becomes <br />moisture disturbed, we recommend that GES, Inc. be contacted to develop appropriate recommendations <br />given the anticipated, observed or know changed conditions. Certain elements of the project may not be <br />able to be completed without considerable effort and additional expense under wet weather conditions. <br />7 GES, Inc. <br />
