8. <br />A fire hydrant is required within 200 driving feet, but not closer than <br />50 feet, of every structure. <br />9. <br />City streets and alleys are to be kept clear of dirt and debris at all <br />times during construction. Dust suppression and street cleaning must <br />occur as directed by the Public Works Inspector. <br />10. <br />Performance guarantees are required for street improvements. <br />11. <br />An one year guarantee is req, 'red on the public street improvements for <br />an amount not leas than 10% of the cost of construction and shall run <br />for oue year from the date of issuance of the first occupancy permit <br />for the project. <br />12. <br />That a hedge and additional evergreen trees be planted on the south <br />side of the property to create a barrier that will prevent children <br />from falling down the steep bank located on the southern edge of the <br />school property and to maintain the wooded character of the Mukilteo <br />Boulevard corridor. A detailed planting plan shall be submitted to the <br />Public Works Department and approved by the Planning and Parks <br />Departments prior to issuance of any Building Permits. <br />13. <br />That a six foot high fence be provided on the west edge of the <br />playground to provide greater security for the children playing along <br />this steep bank and in close proximity to the pistol range. <br />14. <br />That the proposed play equipment be moved to the northeast corner of <br />the playground to minimize the impact of the pistol range noise on the <br />playground activities. <br />15. <br />That the applicant should provide a low scale fence or other physical <br />barrier along the northern edge of the entry road to prevent cars from <br />vandalizing the playground area. <br />16. <br />That the plans and specifications for the school be reviewed and <br />approved by the Snohomish County Health District prior to occupancy. <br />17. <br />Deleted by Hearing Examiner's amendment on Nov. 18, 1983. <br />18. <br />The structures that are to be developed on the site shall not exceed <br />the maximum total of 12,150 square feet. If the total square feet of <br />be to <br />the buildings exceeds this figure the Applicant shall required <br />Special <br />appear before the Everett Hearing Examiner for an amended <br />Property Use Permit. <br />19. <br />Any development of the residential lots on the east side of the subject <br />property must have the Everett Planning Department's approval.
