Site Plan: A detailed site drawing should be submitted to Public Works showing parkinq la/out, landscaping, driveways, storm drainage, right of way improvements and sewer im- provements. These plans should be approved. by Public Works Department prior to issuing any permits. Fire Department: A fire hydrant is required within 200 feet of the proposed structure. Snohomish County PUD: The District anticipates being able to provide electrical service as required for the proposed construction. WHEREAS, after due notice a public hearing was held February 13, 1980, WHEREAS, after considering testimony from all parties commenting on the proposal, the Planning Commission made the following findings: I. The proposed office'use is compatible with surrounding uses and potential uses in the neighborhood. 2. The proposed use will not have an adverse impact on the environment of the area. 3. The proposed office/classroom :.-pace will expand an existing Special Use to better serve the community. NOW, THEREFORE, BE IT RESOLVED BY THE PLANNING COMMISSION TO THE EVERETT COUNCIL, that the Special Property Use Permit be granted to the Luther Center with the following conditions: 1. That if the structure is to be constructed on slopes greater than 15%, the applicant shall comply with all requirements of the Steep Slope Ordinance. 2. That a detailed permanent drainage plan and temporary erosion control plan be submitted prior to commencement of site preparation. 3. Additional right of way shall be provided on 46th street from Federal to the west to maintain a 50 foot width. (The current width of 46th tapers from approximately 50 feet,.90O feet west of Federal to approximately 25 feet at its intersection with Federal. 4. A detailed site plan showing parking layout, landscaping, driveways, storm drainage, right of way improvements, and sewer improvements shall be submitted to Public Works Department prior to issuing any permits. 5. All site improvements, including landscaping, shall conform with the site plan submitted October 10, 1979, or be Subject to additional Planning Commission and City Council review.
