Site Plan: A detailed site drawing should be submitted <br />to Public Works showing parkinq la/out, <br />landscaping, driveways, storm drainage, <br />right of way improvements and sewer im- <br />provements. These plans should be approved. <br />by Public Works Department prior to issuing <br />any permits. <br />Fire Department: A fire hydrant is required within 200 feet <br />of the proposed structure. <br />Snohomish County PUD: The District anticipates being able to <br />provide electrical service as required for <br />the proposed construction. <br />WHEREAS, after due notice a public hearing was held February 13, 1980, <br />WHEREAS, after considering testimony from all parties commenting on the <br />proposal, the Planning Commission made the following findings: <br />I. The proposed office'use is compatible with surrounding uses and <br />potential uses in the neighborhood. <br />2. The proposed use will not have an adverse impact on the environment <br />of the area. <br />3. The proposed office/classroom :.-pace will expand an existing Special <br />Use to better serve the community. <br />NOW, THEREFORE, BE IT RESOLVED BY THE PLANNING COMMISSION TO THE EVERETT <br />COUNCIL, that the Special Property Use Permit be granted to the Luther <br />Center with the following conditions: <br />1. That if the structure is to be constructed on slopes greater than <br />15%, the applicant shall comply with all requirements of the Steep <br />Slope Ordinance. <br />2. That a detailed permanent drainage plan and temporary erosion control <br />plan be submitted prior to commencement of site preparation. <br />3. Additional right of way shall be provided on 46th street from <br />Federal to the west to maintain a 50 foot width. (The current <br />width of 46th tapers from approximately 50 feet,.90O feet west <br />of Federal to approximately 25 feet at its intersection with <br />Federal. <br />4. A detailed site plan showing parking layout, landscaping, driveways, <br />storm drainage, right of way improvements, and sewer improvements <br />shall be submitted to Public Works Department prior to issuing any <br />permits. <br />5. A fire hydrant is required within 200 feet of the proposed structure. <br />6. All site improvements, including landscaping, shall conform with the <br />site plan submitted October 10, 1979, or be Subject to additional <br />Planning Commission and City Council review. <br />
