4. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this <br />must include the following: <br />a. A landscape strip a minimum of 10 feet wide must be provided in the front yard <br />setback area along the Federal Avenue frontage, except for the driveway. This <br />area shall be planted with Type III landscaping. <br />b. A landscape strip a minimum of 10 feet wide must be prop ie :d along the South <br />property line where the property abuts the R-1 zone. This .sea shall be planted <br />with Type III landscaping. <br />C. A minimum of 946 square feet of landscaping shall be provided in the interior of <br />the parking lot for the 52 parking stalls. Landscaping must be provided per <br />Section 35.080E of the Zoning Code. <br />d. Prior to issuance of any permits, landscaping plans must be reviewed and approved <br />by the Planning Department per Section 35.100 of the Zoning Code. The <br />landscaping plan must show location and dimensions of required vegetated swales, <br />wetponds, detention ponds, rockeries and retaining walls, and grading at 2 foot <br />intervals. Irrigation systems must be provided in all landscaped areas per Section <br />35.130 of the Zoning Code. A 2 year maintenanceprovided for the landscaping per Section 35.130B f urance device must be <br />he Zoning Code. <br />5. The Transportation Services Department recommends that a designated drop- <br />off/loading zone be provided for paratransit vehicles serving the site.
