y'.:J !-.:, a
H
y
R
FROM:
DATE:
SUBJ:

REPORT
Marian G. Payne, Housing
November 26, 1991
-f-
S611 Flemfing Rve-.''
Inspector
f'.;
On Nov 25th I received a cll from the tenant of this house
stating that there were problems with the ceiling falling in
the bedroom due to a leaky roof.
She said that she had contacted the owner, Greg Morris, at an
earlier date and he had a maintenance man come out to work on
the roof. After the repair work was completed, the ceiling
has continued to sag. I asked if there was insulation in the
ceilinq area and the tenant indicated that there was. I told
them that the insulation was probably saturated and would
continue to cause ceiling problems and that they had co
contact the owner again.
I advised them of the State Tenant Landlord Act and told them
that if they :elt it was dangerous enogh situation, they
could give the owner 24 hours ta respond.
The tenant said the letter would be personally served as the
owner aas goin to stop by the apartment that evening.
Upon my return from a computer "Word Class" today at 4:30, I
had two messages from the tenants of this rental house. I
called and the tenant told me 'chat the ceiling in the bedroom
had fallen. She said that Linda Gough, Tim Tyler and a
Building Inspector were there. I asked the tenant if she had
called the owner. She told me that upon serving the owner
with the letter, she in turn -eceived an eviction notice from
tha owner, the owner broke the lease.
I asked her if she had a plac:e to stay for the night and she
said yes. I asked if she ha.' a pace to move to and she said
yes. I advised her that I was yoing to call the owner and
talk with him about the prebl_m with the ceiling.
'—' I called and talked with the owners son who is managing the
property for his father. I explained the situation and that
' the insulation in the ceilir.g was wet and continued to cause
problems with the ceiling falling. Shortly after our phone
--- conversation the owner of the property called. I explained
the entire situation to hi.m and told him that repairing the
roof was only part of the system that needed repairing. We
discussed the insulation being wet and the damaqe it was
causing. He said he would have someone go over and clean it
up.
T"'
