CREEKSIDE MOBILE HOME PARK <br />Comparison of Site Development Proposal with existing City of <br />Everett 'Cade, Title 17, Mgbi3,g Home P,Brkz: Specifically, <br />identification of elements where the Creeksids proposal is at <br />variance with the existing code. <br />Overview: It appears that Title 17 is somewhat dated. The Code <br />consistently addresses mobile homes as vehicles. It establishes <br />standards that minimize the impacts due to the transient nature <br />of such vehicles. Site Planning criteria emphasize the need far <br />what appears to be no more than a parking stalls far oversized <br />trailers. A mobile home by current standards, one with its <br />transportation assembly (i.e. tires) removed, and permanently <br />anchored to a foundation is unlawful. <br />17.12.010 With few exceptions do Mobil's Homes get removed from <br />their site, once they are connected to their foundation. The, <br />wheels and special transport assembly have been removed. <br />Permanent concrete foundations and/or anchors have been joined. <br />The construction of permanent carportsp garages, and decks is <br />encouraged. Landscaping features including trees, decks, and <br />patios may be positioned to effect the permanence and <br />"noAtransiency" of the installation. <br />17.12.030 Identifiable nonresidential uses: Community Activity <br />C,enter near entry to Mobile Home Park, and Recreational Vshicle! <br />Storage. <br />17.12.100 The Owner may doom it necessary to rent out mobile <br />homes to his management staff.
