The investigation area is comprised of one <br /> existing legal lot. The DOE Wetlands Identification and Delinea[ion Manual, 1997, was <br /> used to identify and define wetland conditions. The City ot Everett Ordinance 1838- <br /> 91 was used to dassify wetland systems. <br /> The site was originally flag;ed in 1996 as part of a reasonable use application for Art <br /> Fleenor. No we[land flags were present at the time of the wetland . boundary <br /> verification, however detailed no[es were taken in 1996 describing the distance from <br /> the improvements of Florida Drive to the wetland boundary. These notes and the <br /> obvious old rill slope at the upland/wetland transition were used to verify the <br /> previously delineated wettand boundary. The wetland boundary does not appear to <br /> have changed since the 1996 delineation. <br /> A briei analysis of the reasonable use application and approval (ESA �1-96) was also <br /> conducted a[ the time or the investigation. The 125 Toot by 50 foot building envelope <br /> toca�ed in the northeastern corner of the property still appears to be the best <br /> iocation and is least impacting the wettand and buffer system. The buffer <br /> enhancement area is still dominated by non-mature red alder and Himalayan <br /> blackberry and would benefit from invasive species control and enhancement by <br /> pl�n�ing native trees and shrubs. Based on review of the existing site conditions I <br /> wouid recommend using the original reasonable use approvat as a basis for <br /> �evelcpment at this lot. <br /> Use of This Report <br /> -nis `Ne[tand Boundary Veriiic�tion Report is suoolied [o Roger Vares as a means or <br /> eeterminine on•sitz condition:.
