Paul Ewing (address) <br /> 4718 Forest Drive for (specific variance requested) <br /> Permission to build an addition to the existing <br /> residence and to building within si.x (6) feet <br /> of the rear property line rather than the mini- <br /> mum of twenty (20) feet as required .in an R-1, <br /> Si�igle-Family Residence Zone. <br /> on the followinq described property: <br /> Lot Sixty-one (61) of Forest Park Addition <br /> to Everett Division 'A' <br /> Address: 4718 Forest Drive <br /> AND: WHER�AS, (date) October 6, 1975 was fixed as the date of <br /> heariny on said application and proper notice having been given as <br /> required by law, <br /> AND: WHEREAS, a public hearing was held on said date and the <br /> Board of Adjustment, after reviewing all testimony, made the find- <br /> ings that: <br /> 1. There are exceptional circumstances apolying to the <br /> subject property that do not apply to other proper- <br /> tiF:s in the same vicinity; specifically, if the sixty- <br /> fi�•e (65) foot frontage on 48th Street had been con- <br /> sidered, the front yard of the proposed addition would <br /> be in compliance with the ordinance. <br /> 2. If the variance is not granted a hardship will exist <br /> to the applicants because medical circumstances in the <br /> family necessitate the addition of space for specialized <br /> tr�atment equipment. <br /> 3. That the variance is necessary for the preservation <br /> and enjoyment of ,s substantial property right of the <br /> appellant possessed by owners of other properties in <br /> the same vicinity or zone; specifically, the resi- <br /> dence to the South has a rear yard setback of six (6) <br /> feet and does front on Forest Drive. <br /> 4 . The granting of the variance will not adversely affect <br /> the Comprehensive Land Use Plan. <br /> NOW, THEREFORE, based on the foregoing findings: <br /> BE IT ORDERED BY THE CITY OF EVERETT BOARD OF ADJUSTMENT that said <br /> application be GRANTED; with the following stipulation: <br /> 1.
