If units are to h� rented, the covenant shall state that a clause prohibiting <br /> vehicle maintenance on the site will be written into the tenant leases and/or rental <br /> agreements. A note stating that vehicle maintenance is prohibited on the site shall be <br /> included on the storm drainage plans. <br /> 26. Table 1-5.7 of the City's Stormwater Management Manual contains an error in tne "n" <br /> values for sheet flow. The column of values should read "0.11, 0.05, 0.24, 0.41, 0.13, <br /> 0.40, 0.80". <br /> 27. Requirement for Mainten�nce Warranty Bond —After satisfactory completion of the <br /> detention/retention or other drainage treatmenUabatement facilities and release of <br /> any performance bond by the City, the developer constructing the drainage facilities <br /> must satisfactorily maintain the facilities for a two-year period. A maintenance <br /> warranty bond in an amount equal to 10% of the cost of construction of the drainage <br /> facilities must be posted and maintained throughout the two-year drainage facility <br /> maintenance period. This bond may be used by the city to correct deficiencies in <br /> maintenance of the drainage facilities. In addition, the warranty bond shall cover the <br /> cost of design defects and/or failures in workmanship of the facilities throughout the <br /> two-year maintenance period. Alternatively, an equivalent cash deposit to an escrow <br /> account administered by a local bank designated by the city may be acceptable. <br /> 28. Parking must be per City Zoning Code and City Design and Construction Standards <br /> and Specifications. The applicant must provide a minimum of 24 on-site parking <br /> stalls for the proposed twelve (12) unit project. <br /> 29. A pedestrian circulation system for the site must be approved by the Planning <br /> Director and Traffic Engineer prior to the issuance of any building permits. Walkways <br /> must allow pedestrians and wheelchairs to gain easy access from sidewalks and bus <br /> stops to building entrances through the use of paths which are physically separated <br /> from vehicle traffic and mane��.vering areas. (See the city's Design and Construction <br /> Standards and Specifications Manual and Section 39.165 of the Zoning Code.) <br /> 30. Placement and screening of refuse disposal areas must be provided per Section <br /> 39.080 of the Zoning Code as follows: <br /> a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all <br /> multiple family, commercial, industrial, and institutional developments and shall not be <br /> located in a required front yard setback area, or street side setback area for corner <br /> lots. Where an alley abuts a lot, the garbage receptacles, dumpster, or recycle bin <br /> shall be located adjacent to ihe alley. <br /> b. All garbage dumpslers and recycle bins must be screened from view from the <br /> street and from adjacent properties. This screening may be done using dense <br /> vegetation or by placing the dumpster or recycle bin in a structural enclosure. <br /> s ' �`'� <br />
