16. Temporary erosion control measures for construction activity must be operational <br /> prior to commencement of any clearing or earthwork. <br /> 17. All exposed ground must be reseeded within 30 days of the compleiion of <br /> construction. If reseeding is not practical due to weather or seasonal problems, the <br /> ground must be covered with mulch as directed by the City Engineer. <br /> 18. The Traffic Mitigation Fee of$10,800.00 will be required prior to issuance of the first <br /> building permit. <br /> 19. Storm water runoff must be controlled in accordence with City standards. <br /> 20. Treatment of storm water runoff from paved areas must occur, per City standards, <br /> prior to discharge of the storm water from the site or to a stream or wetland. Storm <br /> water treatment is required when 5,000 square feet of pavement is created and/or <br /> redeveloped by a project. Replacement of pavement that s not part of a routine <br /> maintenance activity constitutes redevelopment of pavement. <br /> 21. The options for storm water treatment for this project are: <br /> a) a wetpond <br /> b) a constructed wetland <br /> c) a SMI StormFilter, with rretreatment <br /> 22. All storm water facilities shall be designed in accordance with current and applicable <br /> City Standards and/or design policies. <br /> 23. A specially designated area will be required for washing of cars by residents of the <br /> condominiums. The area must be hydrologically isolated from the rest of the site, be <br /> covered, and wash water from the area must drain to the sanitary sewer after being <br /> routed through a baffle-type oillwater separator designed to City standards. Signs <br /> must be posted on the site-limiting car washing to the designated area only. The <br /> condominium covenants must contain a clause-prohibiting car washing on the site <br /> outside of the specially designated area. If units are to be rented, the covenant shall <br /> state that a clause-restricting vehicle washing on the site to the designated area only <br /> will be written into the tenant leases and/or rental agreements. In addition, a note <br /> stating that car washing is only permissible in the designated area must be included <br /> on the storm drainage plans. <br /> 24. As an alternative to the specially designated car washing area, hose bibs can be <br /> eliminated from the site or resident access to them prevented. If this option is <br /> exercised, the condominium covenants must contain a clause-prohibiting car washing <br /> on the site. If units are to be rented, the covenant shall state that a clause-restricting <br /> vehicle washing on the site to the designated area only will be written into the tenant <br /> leases and/or rental agreements. In addition, a note stating that car washing is only <br /> permissible in ihe designated area must be included on the storm drainage plans. <br /> q �\��\ <br />
