� � <br /> C yY OF �VERGTT - BOARD OF AL..JSTMENT <br /> MINUT�S <br /> June 4 , 1979 <br /> The regular meeting of the Everei:t Board of Adjustment was held at <br /> 7: 00 p.m. in the City Hall Council Chambers. <br /> Mr. Russell presided; Mr. Wilson, Mr. Zook, and the new member Mr. <br /> Hoayland were present. Mr. Black was absent. <br /> Mr. Ross Hoagl.ind was then introduced as the latest Board of Adjust- <br /> ment member replacinq D1r. Harry Kristiansen.. <br /> Mr. Russell announced that two items on the agenda would not be heard <br /> at this time. They are: <br /> 1. Item 3, K & fi Enterprises regarding yard setbacks in the <br /> vicinity of Casino Road and 20th Ave. W. , south of State <br /> Highway 52G . <br /> 2. Item 8, Jack W. Greenleaf regarding the conversion of a <br /> • building at 1918 Everett Ave. and the off street parking <br /> limitations. <br /> Under old business , a hearing was held on the application of Rona].d <br /> Wold, 6119 Commercial Ave. , Everett, WA, 98203for a variance from <br /> Section 19.42. 040 of the Everett Municipal Code, Yards, Paragraph A <br /> for permission to add a two car garage to the rear of the existing <br /> residence and be able to build to within two and one half (2'�) feet <br /> from the side property line rather than the code requirement of ten <br /> (10) feet from the side property line on a corner lot. <br /> Legal Description: Lots 17 and 18 , Block 11, Plat of Pinehurst <br /> Division "A" . <br /> Address: 6119 Commercial , <br /> Zoning: R-2 Single Family High Density Residence <br /> Mr. Doug Coldart, a building contractor, represented Mr. Wold and <br /> stated t.hat Commercial Avenue is a wide street and their request for <br /> 2� feet from the property line is only for the back corner portion <br /> of the property. <br /> Some of the neighbors were concerned about the effect this proposed <br /> addition would have on their property. These .questions were resolved <br /> by review and discussion. <br /> Celia Strong of the city 's Public Works Dept . made the f�llowing � <br /> statements: • <br /> 1. 62nd Street is fifty feet wide, thirty tw•o feet of asph�lt <br /> paving and the balance for curbs and sidewalks when they <br /> are udded in the future. <br /> 2. Sidewalks und curbs will be needed if the pro�sed addition <br /> amounts to more thun fifty percent of the vulue of the <br /> existing residence. <br />
