All requirements are preliminary in nature, and are based upon <br /> die preliminary sitc plan and the ordinances in cffect at time oCsubmittal for SEPA revicw. The proposal <br /> must comply with all ordinnnces in effect at the time a complete building permit application is filed, <br /> including those not specilically set forth hereio. (Exception: For vesting under tlie Zoning Code, please <br /> refer to Section 44 of the Zoning Codc). Contact the Planning Department for inCormation regarding appeals <br /> processes for the requirements listcd in this document. <br /> 1. Detailed drawings in accordance with City Design and Construction Standards shall be submin:d to <br /> the Public Works Departtnent, showing sitc parking layout, landscaping, utilities, storm drainagc, <br /> temporary constniction crosion control, and all required improvements in the public right-of-way. <br /> Public �Vorks Department approval of thcse drawings is required prior ro any permits being issued. <br /> All improvements shall be completcd and appro. �d warrahted beforc the Occupancy Permi[ is <br /> issued/final approval is grinted. <br /> 2. Parking must be per City Zoning Code and City Design and Construction Standards. f or the 6,645 <br /> square Coot cabinet shop, 5,722 square foot warehouse, and two caretaker units proposed, a minimum <br /> of 21 parking stalls is required. A minimum of 1 handicap space must be provided. <br /> 3. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br /> 4. This project must comply wid� the current statc Building Code and City of Everett Sp�:nkler <br /> Ordinance. <br /> S. Special charges for connection to the sewcr and water systems in accordance with Ordinance 1171-85 <br /> and subsequent revision are applicable. These charges are based on projected �vater usage and can be <br /> substantial. Applicant is encouraged to obtain a copy of the Ordinance and detemiine estimated <br /> charges prior to building pennit application. Thc actual charges shall be computed by the Public <br /> Works Department per the ordinance in effcct at the time and according to the information on the <br /> approved pians at the time of building pemlit issuancc. <br /> 6. Lack of comment on the plans suUmitted with die application does not constitutc approval of these <br /> plans. <br /> 7. A firc hydrant is required within 200 dm�ing feet but not closer dian 50 feet of every structure. <br /> 8. City strcets and alleys are to be kept clear of diR and debris at all times during construction. Dust <br /> suppression and street cleaning must �ccur as directed Uy the Public Works Inspector. <br /> 9. As-builts of storm sewer, sanitary sewer, and �vatcr systems will b� required to bc submittcd per City <br /> Design and Construction Standards and Spccifications. <br /> 10.
