Finding: The applicant has filed a short subdivision witli the City. The City has granted preliminary approval of this short subdivison with eix (6) conditions. b. Conclusion: Final approval of this short subdivision cannot be granted without the Board's approval and the meeting of all the conditions of the preliminary approval. 5. Furthermore, when granting a variation ta allow easement acceas to any lot, the Board shall determine that; common easement serving two (2) i lots shall have a width of not less than 30; method and responaibili[y , for maintenance shall be established; must have one (1) lot fronting on � a street for each lot aerved by an easement; and the compu[ation of lot sizes for rear lots shall not use [he easement. a. Finding: The easement is 30' with two (2) lots fronting on Glenwood and two (2) lots with zero (0) frontage. All lots meet zoning , requirements for lot area. b. Conclusion: All conditions of 18.44.210(0) have been met. NOW, THEREFORE, the Board of Adjuetment of the City of Everett does hereby order that the variance be granted and further require the applicant to � I i y meet the following conditions. a 1. The easement is only effective when final approval has been granted to Short Subdivision U17-84. All conditions of that short aubdivis;on must be met. 2. The effective easement width shall nat be less than 30'. 3. The applicant mi�st provide an easement document that is acceptable to the City setiing forth the method and responsibility for maintenance of easement access area providing perpetual access to all lots in the short plat.
